Manufactured Home Financing for Hastings, FL Buyers background

Manufactured Home Financing for Hastings, FL Buyers

Buying near Hastings in St. Johns County, FL? A plain guide to FHA, VA, USDA, chattel and land-home loans for manufactured homes at Diamond Homes Center.

11/2/2026

If you are shopping for a manufactured home around Hastings or elsewhere in St. Johns County, the financing question usually comes up before the floor plan question: how do people actually pay for these homes? The short answer is that there are several loan types, and the right one depends on whether you are buying land with the home, whether you served in the military, and where the property sits. This guide walks through the main options, with links to the federal pages that explain them, and how Diamond Homes Center in East Palatka can help you sort through them.

First, how Diamond Homes Center fits in

Diamond Homes Center does not lend money itself. Its financing page says it plainly: "While we don't directly provide financing, our close partnerships allow us to offer a wide array of loan options." In practice, that means the team works with lenders who handle manufactured home loans and can point you toward the ones that fit your situation. The Diamond Homes Center financing page has a short form if you want someone to reach out.

Home-only (chattel) loans

Many manufactured homes are financed with a home-only loan, often called a chattel loan, where the loan covers the home but not the land under it. This route comes up when a buyer is placing a home on family land, on a lot they already own outright, or in a community where they lease the site. Terms vary by lender, so ask each one how they treat the home, the down payment they want, and how long the term runs.

FHA Title I: a federally insured home loan

The U.S. Department of Housing and Urban Development (HUD) runs the Title I Manufactured Home Loan Program. According to HUD, it insures loans that finance "the purchase or refinancing of a new or used manufactured home." HUD does not make the loans; private lenders do, and HUD insures those loans against default. HUD's page notes that buyers can apply through a HUD-approved lender or through "a lender's approved manufactured home dealer," and that the buyer must plan to use the home as their principal residence. You can read the details on HUD's Title I page.

If you are buying land and the home together, ask lenders about home-and-land mortgages too, such as FHA Title II and conventional land-home loans. Diamond Homes Center's financing page notes that with FHA financing the property has to meet FHA condition and safety standards.

VA loans for veterans

If you are an eligible veteran or service member, a VA-backed loan may be worth a close look. The U.S. Department of Veterans Affairs lists "Buy a manufactured home or lot" among the things a VA-backed purchase loan can be used for. Like FHA, VA does not lend the money; private banks, mortgage companies and credit unions do. Diamond's financing page adds that VA loans may require little to no down payment and that the property must meet VA guidelines. Start with the VA purchase loan page to see how eligibility works.

USDA loans for rural property

USDA Rural Development's Single Family Housing Guaranteed Loan Program is aimed at low- and moderate-income buyers in eligible rural areas. According to USDA's fact sheet, applicants work with approved USDA lenders, household income can't exceed 115 percent of the area's median income, and the home has to be the buyer's primary residence. Manufactured homes can qualify. Whether a specific property qualifies depends on its location, so check the address on USDA's eligibility map or ask your lender. The USDA program fact sheet has the basics.

Which loan fits you?

Here is a simple way to think about it. If you already own your land or will lease a lot, a home-only loan or FHA Title I is often where the conversation starts. If you are buying land and a home together, a land-home loan may fit better, and a move-in-ready land-home package can keep the whole purchase in one deal. If you are a veteran, ask about VA. If your land is in a rural area and your income is within the limits, ask about USDA.

Whatever you choose, get the lender's terms in writing, including the down payment, the length of the loan and any fees, and compare more than one offer. We don't quote interest rates here because they change and depend on your credit and the loan type; your lender is the right source for that.
